#### The Site

The site represents the curtilage of the detached bungalow "Stoneycroft" 21 Close Cam Port Erin.

#### Planning Status

The site is located within an area identified as being Predominantly Residential Use.

#### Planning History

The following application is considered to be relevant in the consideration of this application:

PA05/00070/B sought permission for the erection of a garden shed. This was permitted 1st April 2005.

PA 05/00429/B sought permission for the erection of a conservatory to the rear dwelling and the installation of a uPVC bow window to replace the existing front window to the front elevation. This was permitted 16th May 2005.

#### Representations

The Department of Transport Highways Division does not oppose this application. Port Erin Commissioners recommend that this planning application is permitted.

We have received no privately written representations in relation to this planning application.

## The Proposal

Proposed here is the erection of front and rear porches to the property. These are to be constructed with materials to match the existing dwelling.

## Assessment

The porches as proposed are considered to be of an appropriate design and scale that ensure that they are in-keeping with the existing dwelling. There are not considered to be any adverse impacts to neighbouring properties or the surrounding area in general. For these reasons it is recommended that this planning application is permitted.
