If this is an alternative to the new dwelling proposed in 06/1846, we would welcome it.

### Officer's Report

The application site represents a detached, single storey stone building located to the north of Peel Road, St Johns and to the south/front of Ballaleece Farm House.

Planning permission was granted in 1996 for the change of use of the building to form a commercial kitchen, to be used by the applicant's daughter in the operation of her business. Since that time, a change of use has occurred in that the building has now been converted to form a single, self contained residential unit with lounge, bedroom, kitchen and bathroom. Parking for the unit is within the farm yard and is shared by the farmhouse.

It is considered that given the close proximity between the unit, the farmhouse and yard, the use of the property is considered to be acceptable as ancillary accommodation and it is therefore recommended that the application be approved.

Comments have been submitted by the Department of Transport Highways Division, which require one off street parking space, however given the nature of the site and ample parking, such a condition is not considered to be appropriate. German Commissioners raise no objection and the SPMCE make general comment, The Chief Fire Officer request a condition in relation to smoke detection.

It is considered that the following parties, who submitted comments, accord with the requirements of Planning Circular 1/06 and are therefore, afforded interested party status:
