In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby **REFUSE** the following application made on behalf of:

**Name:** A & B Seafoods Ltd
**Proposal:** Installation of UPVC casement windows to replace existing
at:
35 Douglas Street
Peel
Isle Of Man

which was considered on 15 November 2006, for the reasons set out below.

**Date of Issue:** 16 November, 2006

**Murray House Mount Havelock Douglas**
*(Signature: Murray House, signature: Robert G. Havelock)*

**Secretary Planning Committee**
*(Signature: Secretary Planning Committee, signature: R)*

### Reasons For Refusal:

1. The proposal is considered to be contrary to the provisions of Planning Circular 1/98, insofar as the method of opening, pattern and section of glazing bars does not replicate the existing windows.

2. The installation of upvc casement windows in this property would detract from the appearance of the dwelling within the streetscene, thereby neither preserving or enhancing the character and appearance of the Conservation Area in which the dwelling is located.

This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
