### Officer's Report

The proposal is set erect a rear extension to the property. The extension will not extend above the height of the existing boundary wall. I consider the proposal will not cause any impact on the adjoining properties of No.3 and No.5 Railway Terrace.

In terms of the impact on the visual amenities of the locality, the proposal is set to the rear and will not be visible from the public highway of Railway Terrace. There is a alleyway to the rear of the site. The majority of the proposal will be obscure from view by the rear boundary wall. It may be possible to see the rooflights. This is not a public thoroughfare. I do not consider the proposal will cause any demonstrable harm to the visual amenities of the locality.

I therefore recommend that planning permission be granted subject to conditions.
