### Officer's Report

#### Site

The dwelling Ballaquane Farm, Smeale Road, Andreas is a two storey detached property, located on the northern side of Smeale Road.

#### Land Use Zoning

The property has been zoned under the Isle of Man Development Plan Order 1982 as been in an area not zoned for development; the site is not within a Conservation Area.

#### Proposal

The application proposes the installation of UPVC casement windows to front and side elevations to replace existing, timber top hung windows (front elevation) and timber sliding sash windows (side elevation)

#### Representations

Highways Division do not object.

We have received no privately written representations objecting to the application.

### Assessment / recommendation

The existing windows are in part timber sliding sash windows but mostly timber top hung windows. Although sliding sash design would be preferable, I consider the proposed windows would be more appropriate than the existing casement windows and therefore the proposal would seem appropriate in this location and therefore my recommendation is for an approval.

I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:
