### Officer's Report

Planning approval is sought for the construction of a two storey extension to the rear of 'Jamf' Gordon, Patrick.

The property is a detached dwelling located to the west of an unmade track that serves some 5 dwellings, with the track located to the east of the A27. The application proposes the construction of an extension to accommodate an additional bedroom and utility and would be constructed over the site of an existing attached greenhouse/conservatory.

The property is screened by significant vegetation and the proposed extension would not be visible nor adversely affect the residential amenity of adjacent occupiers.

The Department of Transport Highways Division has requested a condition requiring "Two number 4.8m x 2.4m parking areas are required to serve the proposed and existing development." The existing parking area on site measures between 6.5m and 3.6m in length and 4.4m in width and is sufficient to park a single car clear of the adjacent track. Whilst it would be advantageous to create an additional parking area within the site and land exists for that purpose, I do not consider it reasonable to request an additional parking space in this particular application.
