#### Site

The dwelling 60 Ormly Road, Ramsey, is a single storey detached bungalow on a corner plot, which is located on the northern side of Ormly Road side of Oxford Street. The housing area which the dwelling is within comprises mostly of single storey detached bungalows.

The side boundary treatment shared with 59 Ormly Road consists of a 1.8 metre high timber fence which runs the entire length of the boundary. The rear boundary shared with 61 Ormly Road comprises of a 2 metre high wall in part and a 2.7 metre high wall which forms part of the single flat roofed garage.

#### Land Use Zoning

The property has been zoned under the Ramsey Local Plan Order 1998 as being within a predominately residential area; the site is not within a Conservation Area.

#### Proposal

The application proposes the construction of a pergola in rear garden.

## Representations

Ramsey Town Commissioners – no objection Highways Division – no objection We have received no privately written representations objecting to the application.

## Assessment / recommendation

Issues to be considered with the application include:-

- (A) Impact on the neighbouring through overlooking

## Impact on the neighbouring through overlooking

Initial thoughts to the application was what impact would the proposal have on the neighbours, particularly Nr 59 Ormly Road. However after visiting the site and studying the plans in depth I believe the proposed pergola will cause little impact to the neighbouring property especially due to the boundary treatment and because of the relatively modest size of the pergola.

For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.

I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:
