#### Site

The property Hilton Hotel & Casino Ltd, Palace Buildings, Central Promenade Douglas, is a large detached property constructed in the 1960's.

The entire complex is located within the Douglas Promenades Conservation Area (adopted 9th August 200) and has also been zoned under the Douglas Local Plan Order 1998 as a tourist accommodation and leisure use.

#### Proposal

The application proposes the installation of powder coated aluminium windows to replace existing on front elevation. The windows to be replaced are at first floor level above the Hotel and Casio

entrance. The windows proposed to replace the existing are similar design and colour, slight difference between the two is that the new windows would have a high level opening window, which would be the same as windows installed on elsewhere on the front elevation of the Hotel (see photographs C & D).

### Representations

Douglas Corporation – No objection.

Disability Access Officer:-
- The Access office and the Hilton have spoken about the height of the latches on the window and to make sure that the openers are at a height that can be reached by Disabled customers including wheelchair users.

We have received no privately written representations objecting to the application.

### Assessment / recommendation

The proposal is very similar to the existing and would be the same as the windows above the Colours Bar. The proposal will not cause any adverse affects to the detriment of the Conservation Area or to the building itself.

For these reasons the proposal would seem to be appropriate in these locations and therefore my recommendation is for an approval.

I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:
