### Officer's Report

#### Site

The dwelling 16 Peveril Terrace, Douglas, is part of a row of two storey terrace properties which are located on the eastern side of Peveril Terrace, which is sandwiched between Peveril Street to the east and Orry Street to the west. The housing area comprises predominantly two and three storey terraced properties

The dwelling rear yard area is very enclosed due to the closeness of the neighbouring properties. An example of the closeness is the rear elevation of 16 Peveril Terrace to the rear elevation of 6 Peveril Street leaves a gap of only 5 metres (both properties owned by applicant).

16 Peveril Street, benefits from a two storey outlet which is attached to the rear elevation of 6 Peveril Street.

#### Land Use Zoning

The property has been zoned under the Douglas Local Plan Order 1998 as being within a predominately residential area; the property is not within a Conservation Area.

## Proposal

The application proposes external alterations including installation of sliding sash timber windows and door to replace existing to front elevation.

## Representations

The Douglas Corporation have considered the application and have no objection.

We have received no privately written representations objecting to the application.

## Assessment / recommendation

The existing windows are timber sliding sash windows. The site is not within a Conservation Area and therefore the proposal to install sliding sash style windows within the front elevation of the property should be encouraged, as the proposals will retain the appearance of the property.

The new balcony to the rear yard of the area caused me some concern with possible overlooking / loss of privacy. However it is my belief that the balcony will provide a useable outside space for the dwelling, whilst some overlooking may be caused I do not believe it will significantly increase due to the existing relationships of the neighbouring properties and how the applicant owns the adjacent property Peveril Street

For these reasons the proposal would seem to be appropriate in these locations and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: The Douglas Corporation
