### Officer's Report

#### Site

The dwelling 15 Christian Road, Douglas is part of a row of three storey terraced properties which are located on the southern side of Victoria Avenue. The area has been zoned under the Douglas Local Plan Order 1998 as being within a predominately residential use. The property is also within the Windsor Road Conservation Area.

#### Proposal

The application proposes the installation of quality timber sliding sash windows to replace existing on the front elevation.

#### Representations

The Douglas Corporation have considered the application and they have no objection.

We have received no privately written representations objecting to the application.

## Assessment / recommendations

As the property is within a Conservation Area, extra consideration must be taken to ensure the proposed windows will be appropriate and will be in keeping with the architecture of the property and that of the Conservation Area. The application is to replace exiting with quality timber sliding sash windows to match the existing windows. A condition should be included which states that the, approve hereby given includes the retention/matching of the exiting glazing bars as they are an important feature.

I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the submitted documents and drawing 600608-01 all received on 6th April 2006.

C 3. As the property is within Windsor Road Conservation Area, the Planning Approval hereby given includes that any replacement window must include the exact glazing bar configuration for that particular existing window.

N 1. The applicant is advised to consult with the Department's Conservation Officer to discuss the availability of grant assistance towards refurbishment (up to 50%) or replacement in painted timber (up to 45%).

I confirm that this decision accords with Government Circular Nos 44/05 (Delegation of Functions to Director of Planning and Building Control) and 47/05 (Delegation of Functions to Senior Planning Officer)
