### Officer's Report

Planning approval is sought to change the use of 25 Castle Street, Peel from a residential dwelling to office accommodation.

The application site, a two storey terraced property, is located within an area zoned as Mixed Use within the Peel Local Plan. The site is also located within the Peel Conservation Area. The immediate area is characterised by a number of mixed uses, including public houses, shops and the Peel Library.

The proposed use would be in accordance with the Local Plan designation and no external alterations are proposed.

Whilst located directly adjacent to residential properties, I consider the application to be unobjectionable, with no more disturbance likely to neighbouring occupiers than that presently experienced from existing uses in the area.

C 2. This approval relates to Drg. No. 00/30/01 submitted as part of this application and date stamped 18th April 2006.

N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.

N 2. The applicant is advised to consult the Water Authority with regard to the Water Supply Byelaws.

N 3. The applicant is advised that further approvals will be required to replace windows in the property and may be required should the applicant wish to erect signage on the building. The applicant is advised to consult the Planning Authority should further advice be required.
