The application site, a two storey terraced property, is located within an area zoned as Mixed Use within the Peel Local Plan. The site is also located within the Peel Conservation Area. The immediate area is characterised by a number of mixed uses, including public houses, shops and the Peel Library. The proposed use would be in accordance with the Local Plan designation and no external alterations are proposed.
