## THE APPLICATION SITE AND PROPOSED DEVELOPMENT

The application site comprises the curtilage of a detached dwelling that is located adjacent to Church Road in Lonan.

The proposed development comprises of the erection of a two storey extension and the erection of a single storey extension onto the dwelling.

## PLANNING HISTORY

The dwelling has been the subject of a number of previous planning applications that granted approval to alter and extend it, which has resulted in the current form of the dwelling.

REPRESENTATIONS

Lonan Parish Commissioners object to the proposed development on the grounds that they consider the level of extension to be excessive and that additional accommodation could be provided in a more appropriate manner.

The Isle of Man Fire and Rescue Service make no comment on the merit of the proposed development but recommend the installation of smoke detectors.

The Society for the Preservation of the Manx Countryside and Environment comments on the general level of alteration and extension to the building.

## PLANNING POLICY

The relevant local plan is the Laxey and Lonan Area Plan. The application site is not designated for any specific purpose under this plan and effectively constitutes a house in the countryside. There are no polices within the plan that I consider relevant to the assessment of this planning application.

### Assessment

Relative to the size of the dwelling and its detached position I consider the level of alteration and extension to be acceptable. The dwelling is already of a rather unique design and it seems to me that the design of the proposal takes this into account. I consider the resultant form of the proposed development to be an attractive means of extension the property. I do not consider there to be any undue adverse impacts on public or private amenity arising from the proposed development.

I recommend that the planning application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to drawing no.s SC793/P/10-01, SC793/P/10-02, SC793/P/10-05 and SC793/P/10-06 date stamped the 1st February 2006.

C 3. The external finishes of the extension must match those of the existing building in all respects.

N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
