### Officer's Report

#### Site

The dwelling 1 Hildesley Road, Douglas is part of a row of two storey terraced properties (end terrace) which run along the southern side of Hildesley Road, south of the junction with Somerset Road. The area has been zoned under the Douglas Local Plan Order 1998 as being within predominantly residential area. The property is also within the Ballaquayle Road Conservation Area.

#### Planning History

The property has benefited from three Planning Approvals which include:

- Use of premises as home modernisation, office/showroom, former General Store (85/00829/C),
- Installation of uPVC windows to replace existing (02/01482/B),
- Installation of replacement uPVC windows to front and rear elevations (02/01482/B).

#### Proposal

The application proposes the creation of a vehicle hard standing in back garden and access onto lane.

The access onto the rear lane is proposed by removal of part of the existing rear and side boundary wall, forming a 2.5 metre wide gap and installing a roller shutter door at a 45 degree angle splay on the corner of the site. Part of the rear garden will be converted to a hard standing area providing a single off road parking space.

### Representations

The Douglas Corporation has considered the application and has no objection.

We have received no privately written representations objecting to the application.

### Assessment / recommendations

There are a number of dwellings along Hildesley Road and Malvern Road have rear garages / hard standing areas to the rear of their properties which use the rear lane as access. The proposal will provide an off street parking space which should be encourage due to the high demand of on street parking in the surrounding area.

For these reasons the proposal would seem to be appropriate in these locations and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: The Douglas Corporation
