### Officer's Report

Planning permission was refused in July 2005 at Review for the erection of a two storey extension to the south east elevation of Kennaa Cottage, Kenna Road, St Johns.

The current application which also seeks approval for the construction of a two storey extension, seeks to overcome the previous reason for refusal which related to the scale and form of the extension which failed to maintain the original form of the cottage, and was not considered to be subsidiary to the main dwelling. The previous application (PA05/00317 refers) proposed a rear extension of 6.4m (11m to the ridge of the existing dwelling, incorporating the existing single storey extension to the rear.).

The current application proposes an extension of 4.6m (approx 9.4m to the ridge); with the extension to be set back from the existing dwelling, thereby appearing as a later extension.

A letter was sent to the applicants enquiring whether they would consider reducing the proposed extension further, and whilst they declined to amend the application, additional information was submitted regarding development within the area and also a photo montage indicating the proposed extension.

Having re-visited the site and assessed the information submitted, I consider the proposed extension to be acceptable and to address the previous reason for refusal. The property is visible from a number of locations, but not so prominent within the landscape that an extension of the dimensions proposed would detract from the character of the dwelling or the landscape in which it sits.

Accordingly the application is recommended for approval.
