### Reasons For Refusal:

1. The planning application, which effectively constitutes the erection of a new dwelling, is deemed unacceptable by reason that:

b) the proposed development is contrary to Policy 5.8 of Planning Circular 6/91; and
c) the proposed development is contrary to the provisions of Planning Circular 1/88 (Revised) – Residential Development – Houses in the Countryside, which sets out a general presumption against new residential development in the countryside.

2. This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005

The decision contained in this notice does not become final until either;
- The time for requesting an appeal has expired; or

A form and guidance notes are available from either the Planning Office, Tel 685950, or to down load from the Department’s website www.gov.im/dlge/planning/plan
