### Officer's Report

#### Site

The dwelling at 19 Murrays Road, Douglas is part of a row of two storey terraced properties (mid terrace) which is west of the junction of Bathurst Street and Murrays Road.

The dwelling site has been zoned under the Douglas Local Plan Order 1998 as being within a area of predominantly residential, the site is not within an Conservation Area.

#### Proposal

The application proposes the installation of a velux roof light on the rear elevation of the dwelling to provide the loft space with natural light. The proposed roof light would have a width of 1.14 metres and a height of 1.178 metres and would be a top hung design.

#### Representations

The Douglas Corporation have considered the application and have no objection.

We have received no privately written representations objecting to the application.

## Assessment / Recommendations

When installation a velux roof light we must considered the possible overlooking impacts causing privacy issues with neighbouring properties. In this case the bottom of the roof light would be positioned above the existing purlin which is approximately 1.4 metres above the existing floor level. Due to this I do not believe overlooking is an issue and would be more likely from the first floor rear windows of the dwelling.

For this reason the proposal would seem appropriate in these locations and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: The Douglas Corporation.
