### Officer's Report

The site represents the domestic curtilage of an existing, newly built detached dwelling situated in towards the south eastern edge of the site facing in this direction. The site is within an area designated as Predominantly Residential on the Port Erin Plan which was approved by Tynwald in 1990.

Proposed here is the extension of the property by the erection of a sun room on the rear elevation. This will be 6m by 6m and will be 3.8m in height to the ridge. The rear garden in which this will be situated enables 10m to be retained to the rear boundary after the extension is complete and there is a further 20m to the rear of the property directly behind. As such there will be no adverse impact on this property as a result of the proposed extension. The roofing will be finished to match the main roof of the house and the wide walls will have masonry up to a height of 0.6m and glass thereafter.

The property which will/has been built alongside is the same house type but set forward by 8m such that the proposed sun room will be towards the rear half of the adjacent garden and will not overlook any of the adjacent dwelling which, in any case has no windows in the gable looking towards this plot.

Also proposed in this application is the installation of a window in the rear of the garage. As is explained above, the property to the rear is some distance away and this new window will not have any adverse impact on this, or any other property.

Port Erin Commissioners recommend that the application is approved and the Fire Prevention Officer recommends the installation of smoke detection (SN16).

C 2. This permission relates to the installation of an additional window in the garage and the erection of a sun room all as shown in drawing 13/05 and the location plan both received on 12th December, 2005.

N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
