## THE APPLICATION SITE AND PROPOSED DEVELOPMENT

The application property comprises of a two-storey semi-detached cottage that is orientated gable end onto Glen Road in Laxey.

The proposed development comprises of the installation of uPVC sliding sash windows to replace the existing windows within the dwelling. The existing windows are wooden casements, which I suspect are not the original ones.

## PLANNING HISTORY

The application property has been the subject of two previous planning applications that I consider to be of relevance to the assessment of this current planning application.

Planning applications 00/00173/B and 98/01174/B that sought approval for the installation of uPVC casement windows were both refused.

REPRESENTATIONS

Laxey Village Commissioners have no objection to the planning application.

To date no comments have been received from the Department of Transport Highways Division. However given the nature of the proposed development I would suggest that there are no highway implications.

### Planning Policy

The application site is within the Laxey Conservation Area.

I do not consider there to be any policies within the Laxey and Lonan Area Plan that are of specific relevance to the assessment of this current planning application.

### Assessment

I consider the proposed development to be relatively modest. The proposed windows, which are sliding sash in opening method, replace replacement casements and are in keeping with the dwelling. Indeed it is possible that the proposed windows will improve the appearance of the dwelling. I consider the proposal to be acceptable and recommend that the planning application be approved.
