### Officer's Report

The site as defined in drawing reference 92246/1 represents the curtilage of 4, Victoria Square, an end of terraced property which faces north and backs onto the former Erin Supplies building in Marina Lane.

The site is within an area designated as Predominantly Residential on the Port Erin Plan.

Proposed here is the replacement of the existing windows with new ones framed in plastic and sliding up and down on the front elevation and with fixed and casement lights. The schedule seems to suggest that the front elevation would have plastic framed sliding sashes except from the top round-

headed window which would have a round headed fixed light on top of a lower top hinged casement. An inward opening bottom hinged casement would have less impact than an outward opening top hinged window as is proposed.

The windows on the rear are to be top hinged top opening casements. These are not publicly visible to any great extent.

There are views received from Port Erin Commissioners and the Society for the Preservation of the Manx Countryside and Environment neither of whom raise any objection to the application.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the installation of replacement windows as shown and described in the schedule, photographs and location plan all received on 25th November, 2005.

Note: the window for bedroom 10 (the round-headed window on the second floor right hand side) would be more sympathetic if the lower light opened inward and was hinged at the bottom of the sash.

I confirm that this decision accords with Government Circular Nos 44/05 (Delegation of Functions to Director of Planning and Building Control) and 47/05 (Delegation of Functions to Senior Planning Officer)
