### Officer's Report

Ballacurn Mooar is an elevated position, sited off the southern end of Cobb Lane. The site commands excellent views over Ballaugh, Michael and the north-western coastline.

The extension is an extension to set of outbuildings which are currently being converted into ancillary living accommodation.

The proposal is a relatively minor extension which is to accommodate a generator. The extension relates the courtyard style development. I feel the proposal will not adversely affect the visual amenities of the countryside.

**C 1.**
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

**C 2.**
This permission relates to the erection of a generator room to an outbuilding of Ballacurn Moar Farm as shown in drawing number 1705/2; 1075/4; 1075/5 and the location plan date stamped 5th October 2005.

**C 3.**
The exterior stonework must be of a traditional nature.

**NOTE:** Split stone on a backing render is not acceptable as an external finish

**C 4.**
All windows must be timber framed. These may be hardwood double glazed windows

**C 5.**
All door must be timber framed.

**C 6.**
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005 (or an Order revoking or re-enacting that Order) no external doors or windows shall be replaced (other than those expressly authorised by this permission)
