### Officer's Report

The application site is a single storey dwelling. The site is situated on the western side of the A3 at Cooil Dharry near Kirk Michael. The site is situated within an area not zoned for development and an area of high landscape value and scenic significance.

The agents wrote into the department back in November requesting this application be deferred pending a decision on 05/1950/B. The application has since been determined.

The agents have now submitted corrected plans for this application so as to correspond with the approved plans of the previous application and reactivated the application.

This application is seeking planning permission to erect a single storey extension to the property.

In terms of visual impact of the locality, the proposed extension is a modest extension. The design of the extension is relatively in proportion to the dwelling (excluding the garage). However, in relation to the whole of the property the extension will slightly elongate the property. A sod bank has been constructed in front of the existing garage to prevent access onto the Main Road from occurring. This sod bank will break up the appearance of the property when viewed from the public highway.

When viewing the property in a southerly direction towards the application site, there are a number of trees positioned in front of the new parking area. These trees will also break up any appearance of the new extension in relation to the existing dwelling. The materials of the extension will match the existing dwelling. On balance, I consider the proposed extension to be acceptable and will not adversely affect the visual amenity of the locality.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the erection of a single storey extension as shown in drawing numbers 5240/1 date stamped 12th October 2005 and 5240/3/B date stamped 1st March 2006.

C 3. The facing and external materials of the extension must match those of the existing building in all respects.
