### Officer's Report

The site represents the curtilage of an existing terraced two storey property on the western side of the High Street in PSM within an area designated as Retail on the 1982 Plan.

Proposed here is the change of use of the ground floor from retail to residential. The remainder of the building is used as a residence and the commercial floorspace will be simply incorporated into the existing unit.

The loss of a commercial unit is regrettable but perhaps not surprising as business is not bustling within this part of Port St. Mary. The streetscene is made up of a mixture of housing, shops and offices and this conversion will not significantly affect the viability of the village.
