## Officer's Report

The site represents the curtilage of what started life as a garage associated with Capella Cottage, located on the A5 Castletown Road alongside its junction with The Clanna Road.

Planning permission was sought and refused for the conversion of the garage to a permanent dwelling under PA 01/2125 - refused for lack of information.

Permission was then granted for this conversion with extensions under 03/1076.

Now sought is permission for an extension to accommodate a bathroom and bedroom and retrospective permission for decking which has already been erected. There is a low fence between this property and Capella Cottage which does not prevent overlooking and as such the decking will not create an overlooking problem which does not already exist.

I doubt if this extent of change and extension was foreseen when planning permission was granted for the conversion of the garage to granny flat accommodation under 99/1786 when the original conversion was first approved. However, the resulting density and arrangement is not objectionable and there are no objections.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the alterations and extensions shown in drawings reference 0042/PL10, -11 and 0428/L01 all received on 20th October, 2005.

C 3. There must be no discharge of surface water to the main foul sewer.

N 1. PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
