### Officer's Report

The application sit is a two storey pre 1921 dwelling situated on the western side of Bride Road, Andreas. The application site is located within a predominantly residential area. The existing windows on the property are timber sliding sash windows.

The proposal is to replace the existing property with uPVC casement windows on all elevation of the property. The property has largely retained it original character. Circular 1/98 requires buildings in an urban setting that the windows in the principle window to have the same method of opening as the original. Also the windows must have the same or similar pattern and section of glazing bars and the same or similar frame section as the original windows.

I consider the proposed windows do not accord with Planning Circular 1/98 in that the method of opening is not retained, the glazing bars and frame sections are not the same or similar to the

existing windows. I consider the proposal would alter the character and appearance of the building which will adversely affect the visual amenities of the streetscene.

Circular 1/98 states that Windows not part of the principle elevations and which are not readily visible from a public thoroughfare should preferably have the same or similar pattern of glazing bars as the originals, but not necessary the original method of opening. The rear elevation of the property is not readily visible. The pattern of glazing is not the same or similar. However, the circular indicates this to be preferable. I do not feel these windows would have any significant harm to the visual amenities of the locality.
