In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby **APPROVE** the following application made on behalf of:

which was considered on 16 December 2005, subject to compliance with the conditions specified below.

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This permission relates to the erection of an extension to the existing workshop and provision of access and parking all as shown in drawings 01, 02 and 03 all received on 30th September, 2005.

3. Prior to the commencement of works on site, the applicant must:

1) have approved by the Planning Authority a landscaping scheme which introduces planting alongside the road to provide a more attractive appearance of the site therefrom and

2) undertake such geological and structural surveys so as to ensure that the site is not contaminated and that if contamination is found, appropriate measures are undertaken as directed by the Environmental Protection Section of the DLGE to enable the approved works to be undertaken safely and in accordance with the approved plans.

4. There must be no discharge of surface water to the main foul sewer.

NOTE The applicant should note that once connected to the highway drain, the same will not become a public sewer.

NOTE PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.

This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
