### Officer's Report

The application is for the erection of a detached garage to the rear of 2 Strathallan Crescent, Douglas, which is part of a pair of semi detached properties in a Conservation Area, but is not a Registered Building. The Applicant also owns the neighbouring property 1 Strathallan Crescent (6 flats).

There are existing outbuildings, which some of them will be demolished to make way for the proposed flat roofed garage. The garage has a length of 4.85 metres and a width of 3.45 metres. The width of the entrance into the garage is 2.7 metres. The proposed garage door is an up and over door. The width of the access lane is 2.5 metres, which provides access to the rear for 3 Strathallan Crescent and 1 Strathallan Crescent. The proposed garage will be set back 2 metres from the boundary of 2 Strathallan Crescent and the access lane.

The Douglas Corporation have considered the application and have no objection to it.

The Department of Transport do not consider the proposal will have any adverse traffic impacts subject to a condition that, the garage door / doors shall no obstruct the footway / carriageway at any time.

There is 1 objection to the application, form the owners of 3 Strathallan Crescent. They main object to the garage is, "a vehicle would not be able to turn into the garage, as there is no turning point, which result in the lane becoming blocked".

The proposal would provide an off street parking space which will be invaluable to the property as parking is an issue in the area. Due to this the application would seem appropriate in this location and therefore my recommendation is for an approval.
