The application is for the erection of a two storey rear extension for additional living accommodation to 16 Third Avenue. The dwelling is part of a row of terraced properties, which 16 is an end terrace.

The proposal will have a length of 4 metres from the existing rear wall of the property and a width of 5.2 metres. The extension will leave a 0.2 metre gap to the boundary with 14 Third Avenue, which has a 1.5 metre high fence.

Onchan District Commissioners have recommended the application be approved. The Department of Transport consider the application to have no adverse traffic impacts, subject to a condition of two off street parking spaces. There are no objections from neighbouring residents.

My concern with this proposal is the adverse overbearing and loss of light to the neighbouring property at 14 Third Avenue, due to the two storey part of the extension.

Properties 2 & 6 which have had two storey extensions are part two storeys and part single storey. If either or both of these properties were aloud to do the similar extension that is proposed with this application, then the dwelling in between them, 4 Third Av would feel total enclosed and would form a tunnelling affect which would be unacceptable. I am also concerned that if this was to be approved, a precedent in the area could occur.

Therefore the proposed application is totally unacceptable and would have a detrimental impact on the neighbouring property (14 Third Avenue). Due to this my recommendation for this application is for a refusal.
