This application relates to a detached house in River Walk.

The proposal is to render the ground floor front, back gable end walls and chimney of the house.

Aprevious application for the installation of 2 french windows was approved in 2002 (PA 02/01598/B). The house was approved in 1987 (PA 87/01464/B) with no particular conditions relating to the finish of the property.

The top of the house is rendered and the garage if fully rendered. The applicant states that all the neighbouring houses are fully rendered and their house is the only half rendered in the immediate area. He states that rendering will be a more cost effective way of maintaining the underlying brickwork and protecting the structure than re-pointing which would need to be substantially undertaken.

Whilst it could be argued that it is good to have a variety of house finishes to provide some interest within the estate, it is not considered to be sufficient ground for refusing the application. The house is already half rendered and the change in overall appearance will be minimal and unlikely to have a detrimental impact on the appearance of the area in general.
