### Officer's Report

The application seeks approval for the erection of a detached garage/workshop with associated driveway and access at a detached dwelling in Maughold.

Concerns have been raised that the garage could have the future potential to be converted into a separate dwelling. However, following a site meeting with the applicant I am content that there are no such intentions and that future conversion would be difficult. Due to the topography of the site the building would be set down from the main dwelling. I would suggest that the ridge height would be

similar to the garage within the neighbouring property and that the high sod bank and hedge behind the site would screen the majority of the building. Accordingly, I recommend that the planning application be approved.
