### Officer's Report

The site represents a field to the west of the Clenagh Road which runs from Newtown to the Braaid. The site accommodates an existing dwelling, known previously as "The Warren", now known as "Ballaconneeyn".

Proposed here is the erection of a new building to be located alongside the western boundary of the site (as far from the house as possible). The building will be 3.8m high to the ridge and 6m by15m in area, finished in green tin sheeting and fibre cement roof sheets.

A site visit would be helpful.

The residential curtilage was defined in the last application as only that part of the overall site immediately surrounding the house. The proposal would also involve a new access way from the main access past the house to the shed.

The site is only visible in the longer distance from the St. Mark's Road and beyond from where the property is visible alongside two other properties, one to the south east and the other to the south. The erection of the building at the south western corner of the site would not be as intrusive as it may appear from the drawings due to the line of view and the fall in the level of the site. The site already looks like one large garden, despite there being a hedge between the domestic garden and the field to the south west. As such I consider that the proposal is acceptable.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the extension of the existing driveway and the erection of a general purpose building for storage of private motor vehicles and garden equipment all associated with "The Warren", as show in the drawings received on 18th April, 2005.

C 3. All external finishes to the building must be coloured dark green.

C 4. The site must have a safe means of access and egress. As such, prior to the commencement of works on the proposed building or driveway extension, the hedges/banks on both sides of the access along the edge of the property and Clannagh Road, such that the height of the hedge is no more than 1.05m above ground level as measured alongside the hedge.

I confirm that this decision accords with Government Circular No 57/01 (Delegation of Functions to Director of Planning and Building Control).
