The application seeks approval for the erection of a two-storey extension onto a detached dwelling in Andreas and the creation of a new vehicular hardstanding and access. The proposed development, which will increase the residential curtilage of the property, also includes the erection of a replacement shed.

The size and extent of the extension is significant and I consider that there will be a substantial associated visual impact. The extensions are well beyond the provisions of Planning Circular 3/91 –

Guide to the design of residential development in the countryside and I recommend that the planning application be refused.

By reasons of their size and extent the proposed extensions to the dwelling, which constitutes a traditional Manx cottage sited close to the highway, are considered not to accord with the provisions of Planning Circular 3/91 – Guide to the design of residential development in the countryside. In particular the proposed development is contrary to Policy 3 of the Planning Circular, which states that extensions to existing buildings should maintain the character of the original form.
