In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby **APPROVE** the following application made on behalf of:

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This approval relates to drawing no.s 101,102, 103, 104, 106, 107, 111, 112, 113, 114 and 116 date stamped the 10th March 2005.

3. The residential curtilage of the dwelling is hereby defined as shown by red line on drawing no. 116 date stamped the 10th March 2005.

4. The roof(s) must be finished in dark natural slate.

5. The exterior stonework must be of a traditional nature.

NOTE: Split stone on a backing render is not acceptable as an external finish.

6. All existing stonework must be retained as such and must not be rendered, painted or similarly treated.

7. Prior to the commencement of development the applicant/developer must contact the Department of Agriculture, Fisheries and Forestry's Wildlife and Conservation Office to arrange an inspection for bat roosts. If any roosts are identified no development may occur until suitable measures have been undertaken to ensure their safe relocation or removal.

NOTE For water connections that comprise more than a single connection to a water main or service, or where new water mains and hydrants will be required, the applicant should contact the Isle of Man Water Authority Planning and Projects Section, telephone 695958.

NOTE For a change in the water supply to a premises (domestic or commercial) the applicant should contact the Isle of Man Water Authority Byelaws Inspector (Les Quayle), telephone 695957.

NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.

This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
