### Officer's Report

The existing house, situated within the countryside and in an elevated position, is of traditional form and finish in terms of materials. Thus when considering additions it is appropriate to take note of the advice contained in Circular 3/91. This states that such 'L-shaped plans should be avoided'. The extension would essentially be a two storey front extension to the property. The proposed windows would have modern windows to match the existing property.

The proposed extension when view from the public highway that runs alongside the application site and the hugely unsploit countryside, the proposed extension would be viewed to be an awkward addition to the property. Also the elevation facing towards the public highway would only contain one window at first floor level. This would create a large amount of unbroken up wall being visible from the public highway. I also consider the proposed roof design of the extension adds to the

massing of the extension. I therefore consider the proposed extension would be unsympathetic and out of keeping with the rest of the property.
