# Officer Planning Report

1. The site comprises the curtilage of the former mill-house at the Nunnery Mill, close to the East Lodge of the Nunnery Mansion House. 2. The application proposes several separate elements or "projects": (a) "Project 1" - an extension providing lift access to first-floor level and a store-room and bathroom; (b) "Project 2" - a 2-storey extension providing kitchen and bedroom; (c) "Project 3" - a single-storey extension (for use as "therapy room"); and (d) "Project 4" - a double garage with a flat over (for carer) Signed 3. Also referred to is replacement of windows (using sliding sashes) and re-rendering in smooth, painted render. 4. The need for some, at least, of the facilities arises from personal circumstances (a wheelchair-bound child). 5. Previous approval 04/1280 is material. 6. Whilst this building makes limited visual impact from public places, and the extensions/changes are sympathetically designed, the building is of some historic interest, and may be rather swamped by the proposals. The existing house is symmetrical in plan and elevation, a feature entirely lost in the addition of extensions within this proposal. The proposals have the effect of engulfing the original house, disregarding its formal symmetry. The extension to the side elevation (garden) was approved under application number 04/01280/B.
