# DOLGE Planning Statement

## Planning statement on behalf of the Department of Local Government and the Environment in respect of planning application for the additional fencing and paving works at Red Gap housing development, School Hill, Castletown

1. The site represents the recently completed housing development of 61 dwellings situated between Royal Court (offices), the Buchan School and the "Maynrys", "Westhill Avenue" and "Rheast Barrule" housing.

2. Proposed here is the erection of fencing within the estate on its western boundary with "Rheast Barrule". This fencing will take the form of 1m high fencing atop an existing bank, the top of the fencing reaching around 2.8m, thus higher than that allowed without permission under the Permitted Development Order 1983. The fencing will be erected to the rear of numbers 52 to 61 inclusive.

3. Also proposed is the creation of solid steps at the entrance to the estate car park alongside number 61 from Rheast Barrule to assist those already using this thoroughfare. The steps will have facing brickwork walling alongside.

4. Finally, proposed is the creation of a car parking facility to serve the adjoining estate, "Maynrys". This is within an area formerly to be planted open space but is considered better used as a parking space to service this existing housing development.

5. The Department considers that these three proposals will provide more privacy for the residents of the new estate and better interaction of the estate with the adjoining residential areas and would recommend that the application is approved subject to the standard condition requiring that the development commences within four years of the date of any approval notice.
