### Officer's Report

This application relates to an end terrace house in York Road, Douglas.

The proposal is to replace the existing timber framed windows in the house with white upvc windows.

The house is not registered or in a Conservation Area and the policy is that the replacement windows should preferably be the same or similar to the originals in the pattern of the glazing bars.

The majority of the windows will be replaced with the same glazing pattern but the existing ground floor bay window has a different pattern with coloured glass at the top and small leaded panes below. This will be replaced with a simple clear glazed window with a central transom similar to the next two adjoining properties and the rest of the windows in the house.

Although it would be better if the existing character of this ground floor bay window could be retained, any replacement window in upvc would not retain the appearance of the original. The upper floor windows will be the same glazing pattern as those already in the house and the downstairs window

will be similar to them and to those in neighbouring properties and the proposal is therefore considered to be acceptable.
