The application seeks approval for the change of use of an existing commercial unit on Gladstone Park in Ramsey to allow its use as a vehicle tyre and exhaust centre.

Given that the Gladstone Park is a recognised industrial estate I consider the principle of the use to be acceptable.

Ramsey Town Commissioners have no direct objections to the proposed development but have stated that they would not want uncovered external waste storage or derelict cars to be parking adjacent to the site. The Department of Transport Highways Division has deferred comment to allow the customer and staff car parking situation to be explained. The applicant has submitted a plan to identify space for

seven vehicles outside the unit and has explained that the majority of their work has a quick turn around (i.e. tyre fitting).

I consider the proposed change of use is acceptable and recommend approval subject to the imposition of conditions.
