1. The site comprises a field between the Old Castletown Road and the Steam Railway Line at the White Hoe. Approximately 130m wide x 175m deep, and 2.275ha in area.
2. Zoned as part of an area of Private Woodland on the Douglas Local Plan.
3. The application seeks Approval in Principle to "accommodate light industrial units, use as required".

4. Previous refusal (01/2021) in 2002. Temporary use as a site compound in connection with the IRIS scheme until recently.
