In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:

### Reasons For Refusal:

1. Whilst the planning application submission is limited in terms of information provided the proposed development, which is for the erection of a new dwelling, is contrary to the well established policies of the Department as the application site is neither zoned for residential development nor is there appropriate agricultural need for the proposed dwelling. Accordingly, the residential development proposed by this planning application is contrary to the Isle of Man Planning Scheme (Development Plan) Order 1982 and, in particular, the provisions of Planning Circular 1/88.

NOTE Without prejudice to any subsequent planning application, should ancillary accommodation be required the applicant is advised to consider either the appropriate extension of the existing dwelling or the appropriate conversion of the existing stable block. Any such conversion may be acceptable provided the development accords with the provisions of Planning Circular 3/89 - Renovation of Buildings in the Countryside.

NOTE This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
