### Officer's Report

The site represents DER - an existing electrical equipment repair shop located on the corner of Main Road and Church Road and within Onchan's Conservation Area.

Proposed here is the conversion of the shop to living accommodation in the form of a single bedroomed house.

Defer for consideration with Onchan Commissioners who have expressed concern at certain aspects of the proposal.

I have spoken with Ean Convery at Onchan District Commissioners and he confirms that the application does not involve any external changes and as such the Commissioners do not have any objections.

The Department of Transport have objected on the grounds of the lack of car parking. However, this situation persists at present whilst the building is being used as a shop and which generates much more demand for shorter term car parking. As such, I feel the proposed use may actually result in less demand for parking in this location.
