### Officer's Report

This application for alterations and extensions to Summerfield, beach Road, Port St Mary, follows PA 01/2261 when planning permission was refused for alterations and extensions. At that time, the Committee indicated that the size and massing of the proposal where unacceptable, but added a Note advising that the decision was without prejudice to the submission of a further application which proposed a scheme reduced in scale.

The application proposes and extension to the rear of some 2m as opposed to the previous application, which proposed a 3m extension. In addition, whilst it is also proposed to extend the roof area this would be by the introduction of 2No. dormers to the front elevation as opposed to 2No. flat roof dormers to the rear and 1No. dormer to the front in the previous scheme.

Overall, the scheme is considered to be reduced in scale and of an improved design to that previously proposed, and the proposal is considered to be acceptable.
