### Officer's Report

The property is an existing terraced house situated half way down Royal Avenue opposite Port Jack Glen. The property is a brick house with yellow brick feature reveals and timber boarded details on the projecting bay roof gable.

The property is in poor repair and the structural condition of the bay is in doubt. As such, it is proposed to rebuild the bay using matching bricks, the replacement of the roof covering with natural slates (the existing roof is slated but has ben covered in a sealant and looks a matt pale grey). Also proposed is the replacement on the windows with half and hlad plastic casements. the existing windows are top third opening casements. There are other plastic casement windows in the terrace.

It would be preferable if possible, to re-use the existing bricks to ensure an exact match with the front bay.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This permission relates to the reconstruction of the existing bay, replacement of roof covering with natural slate and the installation of replacement windows all as shown and described in the letter, photographs and drawing received on 24th May, 2004.

C 3. The applicant is encouraged to re-use the existing bricks on the bay to ensure that the re-built structure fits in with the streetscape. Otherwise, bricks, including those around the window reveals must match the existing as closely as possible.

C 4. The roof must be covered in a dark grey coloured natural slate to match those in the remainder of the terrace.

I confirm that this decision accords with Government Circular No 57/01 (Delegation of Functions to Director of Planning and Building Control).
