## Report on The Proposed Extension of Glion Cottage, Thurot Cottage Road, Bride, Isle of Man

#### 2.0 Summary

The purpose of this report is to provide advice on the possibility of extending the above property. This report is to be used in conjunction with the proposed planning application.

#### 3.0 Information Provided

Samson Designs, The Workshop, Park Road, Port St Mary have provided the following information:

Proposed Ground Floor \& Section, Proposed First Floor \& Proposed Elevations Existing Ground Floor \& Section and Existing Elevations

#### 4.0 The Inspection

#### 4.1 Inspection Format

A visual inspection of Glion Cottage was carried out on the 8th March 2004. The external inspection was carried out from ground level. The internal inspection was limited to a visual inspection of each room. Carpets and wall coverings were not lifted and furniture was not moved. The building was not checked for damp or infestation.

#### 4.2 Weather

The weather during the inspection was cold, dry and sunny.

#### 4.3 General Description of the Existing Cottage

Glion Cottage is a detached property. This building consists of a ground floor accommodation with first floor accommodation limited to the area above the existing lounge and bedroom.
The property construction is a combination of Manx stonewalls for the original cottage area with extensions to the roadside gable elevation and to one side elevation. The gable extension is cavity wall construction with an outer leaf of stonework and an inner leaf of insulation blockwork. The side elevation extension cavity wall has brickwork inner and outer leaves. Over the original cottage ground floor area there is a timber suspended first floor. The main cottage roof is timber rafters supporting timber shingles. The side extension roof is timber rafters supporting timber shingles.

#### 4.4 General Condition of the Existing Cottage

The cottage currently shows no structural defects.
There are two steel tie bars with small external wall plates passing across the original property. The tie bars are located adjacent to the front and rear doors. The stonework adjacent to the tie bar plates appears to have been repaired/repointed in the past.

## 5.0 Proposed Alterations \& Recommendations

It is proposed to provide first floor accommodation over the full footprint of the existing dwelling. This alteration will involve removal of the roof and the existing first floor. The external walls will require raising in new cavity construction. A new first floor and trussed rafter roof construction will be built off the raised wall construction.
The advise in this report is limited to the structural elements of the building only. The Architect will deal with other elements of the building during a Building Regulation application.

#### 5.1 Foundations

We have assessed the existing structural loading and compared it with the proposed structural loading.
The existing Manx Stone walls will not have foundations; we have calculated that they currently exert a net ground bearing pressure of

The existing cavity walls are likely to have concrete foundations, as we understand they have been built probably in the last 15 to 20 years.

The proposed redevelopment is quite small and the new structural loading provides an increase on the existing formation. These amended net ground bearing pressures are quite low, however, we must advise that during construction the formation is exposed and an assessment made as to the capacity of the ground. This inspection should be done in conjunction with the Building Control Officer.
Should the inspection finds that the current foundations are not adequate then the walls could be underpinned with mass concrete, this is a recognised foundation improvement technique that doesn't require the demolition of the supporting walls.

#### 5.2 Wall Construction

The existing Manx stonework walls of the thickness found on this building will support the additional loading from the new construction. The removal of existing roof construction and levelling off for new wall construction will probably cause some disturbance to the top section of the existing wall. The existing tie bars and spreader plates should be inspected for corrosion during construction and replaced if severe corrosion is found.

The existing cavity walls will support the additional loading from the new construction. We would advise that during construction the wall ties are inspected and supplemented or replaced with remedial wall ties to suit current Building Regulation requirements.

#### 5.3 First Floor

The first floor will be new construction. This floor will assist in providing restraint to the supporting walls.

#### 5.4 Lintels

The type and capacity of the existing lintels are not known. During construction we would advise that they are uncovered and inspected.

#### 5.5 Roof Construction

The entire roof covering and supporting timber are to be replaced with new construction.

## 6.0 Conclusions

We would conclude that the existing property can be extended as shown on the Samson Designs sketch proposals.
We would advise that Building Control will require inspections of existing foundations/formation.
We would also advise that inspections of wall ties, lintels and tie bars should be made during construction.
