Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

Note 2: No works may be commenced until such time as -

- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

Note 3: Rights of the review of the decision are attached.

## Schedule Of Conditions

Application Ref No: 04/00734/B

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
2. This approval relates to drawing no.s $04 / 10 / 1$ and $04 / 10 / 2$ date stamped the 8 th April 2004.
3. There must be no discharge of surface water (directly or indirectly) from this development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.

NOTE It is noted that the surface water from the property is to be discharged via a soakaway. The use of soakaways are subject to Building Control approval and if this approval is not granted, the Drainage Division would not give permission for the discharge of surface water into the existing foul system and an alternative means of disposal would have to be sought.

NOTE The applicant is advised that public sewerage crosses this site. The line of the sewer(s) must be identified before development work commences. The sewer(s) must be fully protected whilst all building works are being carried out. No part of the development may be constructed, nor trees planted, within three metres of any public sewer either at the time of construction or at any time in the future.

NOTE The applicant is advised to consult with the Department of Transport Drainage Division Development Control Engineer before commencing on site.

This decision was made by the Director of Planning in accordance with powers delegated to him under Paragraph 2 (6) (b) of the Isle of Man Planning Scheme (Development Plan) Order 1982.
