### Officer's Report

1. The site comprises the curtilage of No. 6 Osborne Terrace.
2. Within the Conservation Area.
3. The application proposes the installation of replacement windows:-
- (a) at the front, wooden-framed sliding sash windows of 12 or 9 pane style; and
- (b) at the rear, wooden-framed side opening casements to the dormer. 4. This appears satisfactory to me, but check with Gary/Steve.
