1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. Prior to the commencement of works on the new dwelling the existing dwelling must be demolished and the materials either reused or removed from the site to a licensed tip.

3. This approval relates to drawing numbers A001 Rev A, A003 Rev A and A004.

4. Only the area described as 'garden area' to the north east of the new dwelling on drawing number A003 Rev A shall be used as a domestic garden area associated with the new dwelling.

5. Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 1983 (or any Order revoking or re-enacting that Order) no greenhouses, walls, gates, fences, garden sheds, garages, or tanks for the storage of oil for domestic heating shall be erected (other than those expressly authorised by this approval).

6. All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.

7. The roof(s) must be finished in natural slate or a high quality imitation slate which must be approved by the Planning Authority PRIOR to the commencement of works.

8. The windows on the front and side elevations must be vertical sliding sash.

9. Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 1983 (or any Order revoking or re-enacting that Order) no external doors or windows shall be replaced (other than those expressly authorised by this permission).

10. The exterior stonework must be of a traditional nature.

**NOTE:** Split stone on a backing render is not acceptable as an external finish.

**NOTE:** The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.

This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
