### Officer's Report

The dwelling is sited to the east of the junction of the A30 and the A27. The dwelling fronts onto the highway and the eastern gable and most of the rear elevation are visible from the road on approach from St Johns.

This application follows an application for the refusal of a rear extension and large garage beyond the western gable.

This application reduces the length of the extension compared to that previously proposed by 400 mm . The width has been reduced by 600 mm . This is not a significant reduction but the overall mass of the proposed extension has been reduced enough to allow the extension to be more in proportion with the existing dwelling.

The rear gable is still to be largely glazed but given the angle to the road from which this elevation would be seen, it is judged that there will not be any adverse impact on the cottage or the area generally.
