## Reasons For Refusal

### Application Ref No: 04/00277/A

1. The Planning Committee would have no objection to the erection of a double garage of external dimensions up to 6 m by 6 m (which could be erected without planning permission under the provisions of the Permitted Development Order 1982), and the utilisation of the roof space for living accommodation or even the creation of a first floor above it for such accommodation where this would be ancillary to that of the main dwelling, 2, Cardle Cottages. However, the application clearly requires the erection of a building which would be as large as or even possibly larger than the existing property. As such the new accommodation would hardly be ancillary and the resultant building would overwhelm the existing property and represent over-development on a site which is outside the area designated for development.
2. This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
