In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby **REFUSE** the application made by you.

## Reasons For Refusal

Application Ref No: 04/00291/A

1. The residential development of the application site is contrary to the provisions of the Ramsey Local Plan, under which the application site and surrounding area is zoned as predominantly industrial use. An intensification of residential development in this area would lead to an unacceptable and detrimental conflict between industrial and residential uses.
2. Regardless of the first reason for refusal it is considered that in the submitted application there is insufficient information to demonstrate how the proposed number of dwellings can be appropriately accommodated on the application site and how adequate sight lines for emerging vehicles can be provided within the limits of the application site.
3. This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
