### Officer's Report

The application is for the creation of a self-contained apartment and the installation of a window within the lower ground floor of a dwelling in Ramsey.

The proposal will lead to a bedroom becoming a lounge with an outlook out of the front elevation of property. The applicant has stated that concerns of the Fire Prevention Officer have been overcome through internal amendments. There is ample car parking provision on site. The additional window is unobjectionable.

I consider that the application is in accordance with Planning Circular 2/88 and recommend that the application be approved.

C 1 . The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2 . This approval relates to drawing no.s 392/01 and 392/02 date stamped the 23rd February 2004. C 3 . All flats must be registered and comply with the provision sof the Housing (Flats) Regulations 1982. The applicant is advised to contact the Office of Environmental Health for application forms and advice regarding the registration of flats.

Prior to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.

For single connections to a water main (i.e. a single dwelling) the applicant should contact Isle of Man Water Authority Customer Services, telephone 695949. e 6 . N 3 For a change in the water supply to a premises (domestic or commercial) the applicant should contact the Isle of Man Water Authority Byelaws Inspector (Les Quayle), telephone 695957.
